The Realtors Association of Hamilton-Burlington (RAHB) found in their monthly sales report that while the first two months of 2020 saw increases in the average price of homes, sales and new listings, March saw a significant slow down.
“COVID-19 infiltrated our communities mid-month and slowed activity in the latter half,” said RAHB President Kathy Della-Nebbia.
Average home prices in the region increased to $658,161, up 14.5 per cent since March 2019. For Hamilton, the average home price rose 16 per cent annually to $605,140.

A total of 1,098 homes changed hands in the region in March, representing 10 per cent growth since February but a 3.1 per cent decline year-over-year.
In Hamilton in particular, there were 723 sales, representing a 1 per cent year-over-year increase.
Of the total 1,661 new listings in the RAHB region, 1,086 new homes were listed in Hamilton last month, compared to 1,156 new listings in March 2019.
As such, the Hamilton housing market continues to exhibit sellers’ market conditions for now and Della-Nebbia notes that Hamilton area realtors continue to “work to be a part of the solution in the fight to flatten the curve, all the while servicing clients who are in great need of their assistance.”
She added, however, that” we will have to wait for the April data to see the full impact on our market area.”
When looking more closely at specific housing types, single-family (not the same as detached) home sales within the entire RAHB market decreased by 1.9 per cent year over year and the average sale price increased by 14.3 per cent.
Townhouse sales decreased from March 2019 by 5.7 per cent, and the average townhouse sale price increased by 14.9 per cent to $562,336. Apartment-style (not the same as condos) sales decreased by 11.9 per cent from March 2019, and the average price increased by 14.5 per cent.
So, without further ado, here were the most expensive and most affordable homes sold in Hamilton in March.
Most affordable
This one-bedroom, one-bath home located on a 50-plus resort in Flamborough was listed for $59,900 and sold for $82,000. It was situated on a private lot and featured a bright, open-concept layout, eat-in kitchen with nook, hardwood floors and laminate.
This modular two-bedroom, one-bath home in a Flamborough was listed for $134,900 and sold for $130,000. It feature a nice bright layout, with a brand new kitchen with granite counters, updated bathroom and a massive and secluded yard.
This one-bedroom co-op unit in downtown Hamilton was listed for $141,500 and sold for $138,500. It features a spacious living room, eat-in kitchen with plenty of storage and hardwood floors in the bedroom.
This one-bed, one-bath co-op unit located in a quiet building in East Hamilton was listed for $155,000 and sold for $150,000. It featured gleaming updated floors, open-concept layout and plenty of storage.
This completely updated one-bed, one-bath condo located near St. Joe’s in downtown Hamilton was listed for $149,777 and sold for $153,000. The bright kitchen boasted new appliances, a breakfast bar and tons of storage. The gorgeously updated bathroom featured a stunning walk-in shower.
Most Expensive
This stunning four-plus-one bedroom home in Dundas was listed for $2,495,00 and sold for $2,450,000. It was situated on an extraordinary 216 ft. pie-shaped ravine property and featured an open-concept layout with a gourmet eat-in kitchen and luxurious backyard oasis.
