The month of June saw a significant improvement in home sales in Hamilton-Burlington as the area’s progression into Phase 2 of reopening gave buyers and sellers renewed confidence.

Data from the Realtors Association of Hamilton-Burlington (RAHB) shows that 1,304 homes sold in
June 2020 – marking a 53 per cent increase over last month, and just 0.2 per cent decline compared to June 2019.

Prices continued to grow steadily in the are – the average home price for all residential properties in June was $675,223, representing a 13.7 per cent increase year-over-year and three per cent increase month-over-month.

RAHB president Kathy Della-Nebbia said in a report earlier this month “COVID-19 seems to have pushed the market back by a few months” as the spring market is otherwise typically far busier than the summer.

In Hamilton, in particular, 825 homes sold in June, representing a modest four per cent annual drop.

New listings in Hamilton remain 10 per cent lower than 2019 –1,160 new homes were listed this June compared to 1,288 in June 2019.

As such, with home sales picking up and relatively limited inventory available, Hamilton exhibited seller’s market conditions with a sales-to-new-listings ratio (SNLR) of 71 per cent. That meant that competition conditions favoured sellers slightly more than buyers in Hamilton in June.

The average home price in Hamilton grew slightly more than the regional average; increasing by
14 per cent annually to $619,049.

A closer look at specific property types reveals that the average home price for Hamilton detached properties in June was $677,065 (vs. $594,830 in June 2019), for semi/town/row/link style properties it was $523,466 (vs. $476,728 in June 2019), and for apartment-style properties in Hamilton, the average price was $340,106 (vs. $304,449 last year).
