“The late winter months are often the slowest for the housing market – but that was hardly the
case for Hamilton real estate this year,” said Zoocasa’s managing editor, Penelope Graham.
“January data reveals home buyers are back out in the market droves, and earlier than usual.”
According to data from the Realtors Association of Hamilton-Burlington (RAHB), a total of 692 transactions occurred over the course of the month, up 18.3 per cent from the same timeframe last year, and up five per cent month over month.

The average home price followed suit, rising 11.9 per cent to $617,496 year over year.
However, as has been an emerging theme throughout Ontario’s Greater Golden Horseshoe, the number of new listings continues to dwindle – RAHB illustrates that supply has been outstripped by sales at a much greater margin this year than last, with 1,126 homes brought to market, compared to just shy of 1,500 in 2019, Graham points out.
“That means homebuyers can expect to face tighter market conditions, such as engaging in multi-offer situations to win a home, the need to remove conditions from their offers, and fewer homes overall to choose from,” she said.
“With these factors in place so early in the year, home buyers and sellers should prepare for a
bustling spring market, as the weather warms and more inventory comes on line.”
Here are some of the most affordable and most expensive homes to have sold across Hamilton in January.
Most affordable
This detached home in need of TLC was listed for $199,900 and sold for $225,000. It featured two bedrooms and one bathroom and plenty of charm. Located in the city’s East End, it was ideally located close to schools and transit.
The ideally located apartment-style condo was listed for $189,000 and sold for $223,000. It was an open-concept unit with a galley style kitchen, large dinette area and living room, generously sized bedroom and a four-piece bathroom.
This condo in the heart of downtown was listed for $228,000 and sold for $218,000. It boasted two bedroom and one bath. It was freshly painted with new laminate floors. The spacious balcony offers stunning views.
This one-bed, one-bath condo was listed for $229,900 and sold for $212,000. It featured a brand new fridge and stove and the building offered amenities including an indoor pool, sauna, gym, party room and squash court.
This home in Beverly Hills Estates – a Parkbridge Land Lease community in Flamborough, was listed for $149,900 and sold for $147,000. It featured three bedrooms and one bath (with a soaker tub) and open concept kitchen/dining/living area.
Most expensive
This estate was listed for $2,998,000 and sold for $2,795,000. Nestle amid 90 acres of private land this custom built home with over 6800 sq. ft. of living space featured four bedrooms and 6 bathrooms, inground pool, chef’s kitchen, horse barn and more.
This all-brick bungalow was listed for $1,799,000 and sold for $1,700,000. It featured five bedrooms and five bathrooms and massive deck off the back overlooking acres of green space. The finished loft offered another whole living space for extended family.
This lakefront estate was listed for $1,595,000 and sold for $1,500,000. It featured more than 100ft of lake frontage and a 286ft depth lot with an inground pool. This raised ranch with just over 3000 sq.ft. housed four bedrooms and two bathrooms and breathtaking views of the water.
This massive home in Ancaster was listed for $1,559,444 and sold for $1,425,000. It featured 4 bedrooms and four and half baths. A chef’s dream kitchen with built-in double ovens, oceans of counterspace, huge pantry and domed ceiling.
