Managing editor at Zoocasa, Penelope Graham, points out that the Realtors Association of Hamilton-Burlington (RAHB) recorded an uptick for both sales and average prices in December compared to the same month last year.

A RAHB report from earlier this month found that a total of 585 homes traded hands, which is a 3.9 per cent increase from 2018, and transactions fetched an average of $581,566, which is up 7.6 per cent year over year.

A total of 440 newly listed homes hit the market across all detached, semi/townhouse and apartment home types. In terms of market activity, demand was hottest for Hamilton condos, which saw sales rise 14.8 per cent, in addition to a 10.2 per cent price increase.

Detached houses for sale in Hamilton were also snapped up at an increasing rate, with the

number of sales rising 6.8 per cent from last year, and prices rising 8.2 per cent. Townhouse/semi-detached homes were the only housing type to see a year-over-year decline in sales, down -7.6 per cent, though RAHB points out that demand for these more affordable home types remains ferocious, with inventory levels too low to keep up, and resulting in overall fewer transactions.

Here are some of the most affordable and most expensive homes to have sold across Hamilton in December.


Most Affordable

315-15 Albright Rd.

This East Hamilton condo was listed for $220,000 and sold for $200,000. It boasts three beds, one bath and a massive balcony. The highrise in which it is housed offers plenty of amenities and its location near transit, highways, shopping, schools and green space can’t be beat.


3207 – 150 Charlton Ave. E.

This lovely downtown condo was listed for $219,900 and sold for $205,500. This bright little unit features one bed and one bath situated in an iconic Hamilton highrise located in the heart of the city. Views are spectacular and amenities are abundant. 


206 – 893 Concession St.

This East Mountain condo was listed for $219,900 and sold for asking. Located close to the escarpment in one of the city’s hottest neighbourhoods, this open-concept unit offers one bed and one bath, in-suite laundry and plenty of storage. 


42 Macklin St. N.

This brick townhouse in Westdale was listed for $205,000 and sold for well above asking at $221,000. It features two beds, one bath, gleaming hardwood floors, updated kitchen and bathroom and plenty of charm. 


308 – 8 Woodman Dr. S.

This East Hamilton condo was listed for $249,900 and sold for $235,000. Besides being ideally located near highways and shopping, this one-bed, one-bath unit offered plenty of space and aesthetic upgrades to make it move-in ready.


Most Expensive

1460 Alderson Rd.

This five-bed, 3.5-bath property was listed for $1,769,900 and sold for $1,710,000. This luxurious custom-built home is bright and spacious and brimming with high-end finishes and is located on a massive property that has been professionally landscaped. 


559 Highvalley Rd.

This four-bed, 5.5-bath home was listed for $1,599,444 and sold for $1,685,500. This custom-built home is still under construction in Ancaster. It features a three-car garage and a chef’s kitchen and a massive master suite with his and her walk-ins.


3560 Westbrook Rd.

This four-bed, 3.5-bath property was listed for $1,279,00 and sold for $1,255,000. This custom-built home located in Glanbrook has cathedral ceilings and two master suites and a number of luxury upgrades throughout.
