PHOTOS: Most and least expensive homes sold in Hamilton in February 2021

Despite a fairly low inventory of homes on the market during the month of February, Hamilton saw a lot of action on the real estate front.
According to a report by the Real Estate Association of Hamilton-Burlington (RAHB), there were 1,271 homes sold within the RAHB market (which includes Hamilton, Burlington, Haldimand and North Niagara) in February which constitutes a 15 per cent increase in sales from the same month in 2020.
In the City of Hamilton, home sales reported a 10 per cent annual increase with 745 homes sold compared to 679 homes sold in February 2020.
“There are several pandemic-related factors which have contributed to the high demand for housing combined with the low supply levels we have experienced in our market area,” said RAHB president, Donna Bacher.
“The good news is the number of new listings broke a 10-year record for February and our active listings increased by 28 per cent from January 2021.”
February also saw the average price of a home in the area increase by 30 per cent to $848,719. The average price for a home in Hamilton jumped 30 per cent from $590,404 to $769,774, in just a year.

“As we recover from these ultra-low inventory numbers, buyers should start to see more selection and a bit less competition,” Bacher said.
“Additionally, new listing numbers should stay strong and inventory levels should continue to increase to a more normal level as more of the RAHB market area moves out of lockdown and control zones.”

Least Expensive
This East Hamilton 1.5 storey home was listed for $399,990 and sold for $510,000. It featured three bedrooms, one bathroom, on a massive lot. The property also came with a City of Hamilton-approved permit and floorplans to convert the home into a two-unit dwelling.
Located in north-central Hamilton, this Victorian home was listed for $299,000 and sold for $560,000. It boasted three bedrooms, two bathrooms, hardwood floors throughout, an all-brick exterior and a sizeable backyard.
This West Mountain townhome was listed for $449,900 and sold for $560,000. The home offered four bedrooms, two baths, a huge park-like back yard with a koi pond, as well as a tastefully finished basement with plenty of natural light.
Located on the West Mountain, this townhome was listed for $434,900 and sold for $575,100. It featured three bedrooms, two bathrooms, a big eat-in kitchen, a large backyard with storage shed, a partially finished basement and plenty of potential.
This detached West Mountain home was listed for $595,888 and sold for $595,000. It offered seven bedrooms, two bathrooms, big bright windows, a shady backyard and recent upgrades to the roof, flooring and security system.
Most Expensive
Located near the waterfront in Stoney Creek, this home was listed for $1,599,900 and sold for $1,665,000. It featured four large bedrooms, four bathrooms, bright, open-concept, modern design and luxury upgrades throughout.
This Ancaster property was listed for $1,689,900 and sold for $1,790,000. This spacious bungalow featured four bedrooms, two bathrooms and plenty of room to roam on its more than 25 acres of park-like land.
Located in lush Dundas Valley, this home was listed for $2,199,000 and sold for $2,110,000. It featured six bedrooms, four bathrooms, an indoor pool and spa, wet bar, chef’s kitchen, and breathtaking panoramic views of the surrounding conservation area.
This country estate in Flamborough was listed for $2,225,000 and sold for $2,125,000. This four-bedroom, two-bathroom home featured bright, open concept design and high-end finishes throughout all situated on a huge, park-like property.
This stunning Flamborough property was listed for $2,198,000 and sold for $2,200,000. This custom-built home featured five bedrooms, four bathrooms, a chef’s kitchen with two islands, open-concept design, high ceilings and high-end finished throughout.
