PHOTOS: Most and least expensive homes sold in Hamilton in April 2021

The April 2021 housing data for the Hamilton-Burlington region reveals the market has strongly rebounded, both from a pandemic and long-term perspective.

While direct year-over-year comparisons to April 2020 will appear abnormally high — COVID-related uncertainty had caused a -55.4 per cent plunge in sales at the time — a look at the 2019 numbers show robust improvement in sales and price growth over the last two years.

While the market has experienced an especially hot year in terms of demand and low inventory, there are signs of stabilization, a report from the Realtors Association of Hamilton-Burlington has shown.

Sales totalled 1,906 across the region, a dip of eight per cent from March (up a whopping 245 per cent from April 2020). However, that’s a 55.4 per cent increase over April 2019 data. The average home price also slid two per cent month over month to $855,455, marking a 39 per cent annual increase, and up 38.3 per cent from 2019.

This reflects a return to better balance within the market as overall supply improved; total inventory improved 23 per cent from March, though new listings specifically were down by three per cent (and up 19 per cent from 2020).

“Since the pandemic began, the RAHB market area has been anything but predictable and each new month has brought historic highs and lows,” said RAHB president Donna Bacher in the report.

“The good news is, the RAHB market area is showing signs of stability and recovery with active listings increasing significantly once again month over month.”

Demand for detached home sales remained fairly stable, down two per cent from March. The number of new listings rose by four per cent, contributing to an overall 32 per cent increase in inventory. The average price slipped three per cent to $953,365.

This all-brick home in the North End was listed for $325,00 and sold for $400,000. This two-storey, newly renovated home featured four bedrooms, two bathrooms, detached two-car garage and plenty of historic charm.
