New condo and townhouse development to join ‘gateway’ to Hamilton’s downtown core

Hamilton City Council approved an ambitious new development, which aims to “revitalize an important gateway site” at the city’s central and west end boundary.

The project from architect Michael Spaziani includes a 23-storey condo building at the corner of Queen and Main St, plus a 3-storey townhouse block that faces Jackson St. The design also incorporates an existing heritage home at 74 Queen St. S (below).

“In addition, we are looking into incorporating co-working office space on the ground floor for use by unit owners,” said Belmont Equities, in an email to inthehammer.com.

Belmont Equity, the real estate investment and development company behind the project, added that it has partnered with Coletara Development “to move the project forward through sales and construction”.

“The project will include really nice amenities, including a fitness area, party room, and a rooftop terrace with outside barbecues,” said David Kemper, President & Managing Partner at Belmont Equity.

235 Main St W

The 23-storey residential condominium building in the long-vacant lot will be oriented to the corner of Main and Queen and house 325 units.

While pricing details have not been released, the developer says there be a “significant range” of prices — including “entry-level housing options for young people and first-time home buyers”.

Parking will be contained inside the building and underground, however, the condo is also expected to appeal to those looking for “car-free living”. Residents without vehicles can decline parking costs and take advantage of bike parking options and a bike storage facility accessible directly from Main St, which will have a bike repair bench.

Jackson Street

The 3-storey townhouse block on Jackson St. W will feature 3-bedroom family homes.

“The addition of a townhouse form along Jackson serves to beautify the street by removing driveways and garages and replacing with front doors, patios, and landscaping,” according to Belmont’s Revised Development
Vision.

The townhouse units will be set behind 74 Queen St. S and feature garages accessed from the open laneway to the rear.

Summer of ’21

Pre-registration for purchaser interest will open at the end of November with the sale launch targeted for the summer of 2021.

Belmont Equity says, however, it would be “premature” to comment on a construction completion date.

“Those timing details and other pre-construction activities are being worked through over the next few months now that we have our zoning in-place.”
