DiCarlo Custom Homes submitted a development application to the city. 

The application proposed a redevelopment on the east side of the development site (607 Dynes Rd., in Ward 4). This new development would consist of 20 townhomes that would be accessed from Maplehill Drive, along with 10 visitor parking spots and a private road.

There would be 37 units per hectare on this 0.54-hectare property.

In a previous inhalton article, it was noted that some residents were concerned about the initial proposal noting that the cul-de-sac (a dead end street) at which this development was proposed is in a quiet, established, low-density neighbourhood – the Maplehill Drive neighbourhood in the Dynes community.

An appeal was submitted to the Local Planning Appeal Tribunal (LPAT) in regards to the intensity of the proposed development. The hope of the appeal was for a new development plan to be drafted that would suit the community better.

However, according to a recent blog post on Burlington Mayor Marianne Meed Ward’s website, the LPAT supported the city’s decision to approve the application and has dismissed the appeals.

This decision, however, was one that Meed Ward did not vote for.

“I know this decision will be disappointing for residents,” Meed Ward said in the blog post. “I did not vote for the project but supported a scaled back proposal with less density and access directly to Dynes — not through a quiet cul-de-sac. We need to do better to work with residents, staff and applicants to get projects everyone can support.”

The LPAT’s reasons for this decision were outlined in the post and are as follows: consistency with provincial policies, and conformity with the Provincial Growth Plan for the Greater Golden Horseshoe, the Region of Halton’s Official Plan (OP) and City of Burlington’s OP.
